East Fork Utility needed one facility in Monterey, Tennessee that could run their whole operation — administration, warehouse, and storage — without building three structures to do it. We delivered a 6,500 sq ft pre-engineered metal building split into three working zones: 1,500 sq ft of climate-controlled office space, 3,500 sq ft of warehouse on a reinforced concrete slab, and a 1,500 sq ft structural mezzanine overhead.
Why a PEMB Was the Right System
Clear-span steel framing keeps the warehouse floor completely open — no columns in the way of equipment, inventory, or forklifts. The frame also carries a structural mezzanine, which put 1,500 sq ft of storage above the slab instead of beside it. That’s how the district maximized usable space without growing the footprint. And because a PEMB frames and encloses quickly, the team moved in sooner than a conventional build would have allowed.
Engineered for the Plateau, Built for Daily Work
We engineered the frame for Monterey’s wind and snow loads and wrapped it in a low-maintenance, rust-resistant exterior. Inside, the layout follows the workday: office up front for visitors and quiet work, warehouse connected directly to loading for smooth in-and-out movement, long-term storage overhead. Energy-efficient insulation and lighting keep operating costs down — which matters when the building serves a public water district, not just a private business.
